On a summer afternoon at Cordata Park in the Cordata neighborhood of Bellingham WA, kids run between the spray park, the pump track and the playground.1 A parent stands nearby holding three water bottles, none of them theirs. This is Cordata at full volume.

Cordata has only been on the city's map since 2010, a north-end neighborhood with Cordata Parkway as its spine.2 Most of its 3,798 homes are apartments and condos.3 Whatcom Community College, PeaceHealth's Cordata clinic and a Community Food Co-op store are all inside the neighborhood, and I-5 is close at Exits 257 and 258.

How did Cordata become a neighborhood, and where is it?

Before 2010, this ground sat inside the old Meridian and Guide Meridian/Cordata neighborhoods. That year Bellingham redrew those lines to match what had grown up here: new housing, Whatcom Community College, and a strip of offices, clinics and light industry along Cordata Parkway. Development is regulated under the Cordata Business Park planned unit development as well as the city's land use code. Two rulebooks. Read both.2

Per the city, Cordata is bordered by Meridian Street on the east and West Bakerview Road on the south, and runs to the city limits on the north, west and southwest.2 Cordata Parkway is the spine.

Cordata works because so much is close:

  • Whatcom Community College, at 237 West Kellogg Road, sits inside the neighborhood, with classes, events and a steady stream of students and their backpacks.4,5
  • PeaceHealth Cordata Main Clinic, at 4545 Cordata Parkway, houses family medicine, pediatrics and same-day Priority Care.6 Your checkup can be a short drive or a walk.
  • Community Food Co-op's Cordata store, at 315 Westerly Road, is open daily from 7 a.m. to 9 p.m.7
  • Bellis Fair and the Guide Meridian's commercial strip are just east, across the line in the Meridian neighborhood.8

What does Cordata Park offer residents?

The city opened Cordata Park, 25 acres at 4510 Cordata Parkway, on September 4, 2020.9 The first phase brought an accessible playground, a spray park, a parkour course, a paved pump track, adult fitness equipment, a picnic shelter, restrooms and trails. A second phase, open since June 2024, added a pavilion and stage, pickleball and basketball courts and a small skate area.1 The spray park runs June 15 to September 15, 11 a.m. to 7 p.m. On a hot day, plan to share it with half the north end.

What kinds of homes are in Cordata?

Cordata is mostly apartments and condos, with a smaller share of townhomes and other middle housing, plus some single-family houses. Of the 3,798 homes the city counted in November 2025, about 63% were multifamily units and only 753 were single-family.3 Read HOA rules and dues carefully in planned communities. Ask what is planned for vacant parcels nearby, because this part of town is still filling in. Today's view of a field is tomorrow's view of a field with a building on it.

What are Cordata's trade-offs, and who does it suit?

Detached houses are scarce here, about one home in five. Offices, clinics and light industry line Cordata Parkway, so some streets feel more like a business park than a neighborhood. On the district's maps, about 31% of the neighborhood's land is outside Bellingham Public Schools' attendance areas, so check schools for every address. Not most addresses. Every one.

Who it suits: buyers who want newer housing near the college, PeaceHealth's Cordata clinic, transit and I-5.

What does the Cordata housing market look like?

Housing and population (City of Bellingham housing and population model, as of November 2025):3

  • Estimated population: 7,745
  • Total housing units: 3,798 on about 1,099 acres
  • Single-family homes (including ADUs): 753 (20%)
  • Middle housing (duplexes, triplexes, townhomes and similar): 666 (18%)
  • Multifamily units: 2,376 (63%)
  • Manufactured homes: 3

The city counts 7,460 residents in housing plus 285 in group quarters.

Prices (sold homes and current listings, all home types; windows shown):10,11,12,13

  • Median sale price, past 12 months (Homes.com, about 150 sales, checked Oct 17, 2026): $495,000
  • Median sale price, July through September 2026 (Redfin, 38 sales): $450,186
  • Zillow typical home value, September 2026: $503,451
  • Median asking price, October 2026: $462,499 (Realtor.com); $489,000 (Homes.com)

Over a full year, Cordata's median sale ran just under $500,000.10 The July-to-September quarter came in lower, at $450,186.11 About 63% of Cordata's homes are multifamily units,3 so these medians mix one-bedroom condos with newer houses, and a single-family house will usually cost more. Which schools serve Cordata?

Start with the district line, because it cuts through the neighborhood. About 31% of Cordata's land falls outside Bellingham Public Schools' attendance areas entirely. The rest is in the Cordata Elementary (4420 Aldrich Road) or Alderwood Elementary (3400 Hollywood Avenue) zones, then Shuksan Middle School (2717 Alderwood Avenue) and Squalicum High School (3773 East McLeod Road).14,15 In our tests, 4312 Water Lily Loop mapped to Cordata, Shuksan and Squalicum; 1300 Mahogany Avenue to Alderwood, Shuksan and Squalicum; and 916 Verde Loop to no Bellingham Public Schools zone at all.

Alderwood is part of a pending change. The superintendent's September 2026 plan would close Columbia and Carl Cozier elementary schools after this school year and expand Alderwood's attendance area to take in Columbia's students, starting August 2027.16,17 The district says it does not expect Alderwood's middle and high school feeders to change. Board members are expected to take that up at their November 12, 2026 meeting.18 None of that shows on the district's current maps, so put every Cordata address through its boundary lookup.
